A Successful Seattle Seminar!

We just finished up another wonderful Franklin Masters Institute-sponsored Right Place, Right Time Real Estate Investment Strategies seminar this past weekend in Seattle. It was our first time in Seattle and I was fortunate to share the stage with two of my favorite people, both New York Times and Wall Street Journal best-selling authors, Professor Gary Eldred, PhD, and Mark Victor Hansen. And, it is with a great deal of passion that I tell you that some of the books that our speakers have authored are enormously important.

Professor Gary Eldred is the author of 21 books and the professor that Fortune Magazine lists as the best real estate author of all time. Books are so important when it comes to building your wealth and real estate because it's important to get as much info as you can. Frequent Right, Place Right Time guest speaker Professor Gary Eldred and I have spoken in the past about what got each of us started in real estate, and, for both of us, it was books. It was reading books about how real estate works that really motivated us both to learn more and take action. And, it is so important to take action. I can't emphasize this enough. If you go to a million seminars and read a million books, but don't take action--nothing is going to help you get ahead in the world.

Why Retirement Areas Are So Important

Net retirement areas. How many people know that the retired population of the country is going to double in the next 10 years? Everybody knows now, so you can all raise your hand. If you do not take advantage of that, you are going to be ignoring the number one change in real estate demand in the history of our country. The retired population is going to double in the next 10 years. In a very few years 10,000 families a day are going to be retiring. When you retire, you make different housing choices. This affects real estate.

Brief Intro to Strategies

Let us start, if we could, by briefly going through the 18 points that we are going to be discussing. These are the first nine.

Real estate is different. I am going to show you how different it is as an investment vehicle.

The business plan you use when you own real estate is extraordinarily different in terms of the result it brings to you.

How financing expertise is the third most important thing you need to know in real estate and certainly among the top half dozen.

How cash flow analysis affects your ability to continue to grow your real estate portfolio. Cash flow, for you folks from California, is something that happens in other parts of the country.

Tax advantages and how to structure your real estate ownership. It is very important that you get on your team competent legal counsel and accounting advice because the government gives us real estate investors an awful lot of advantages if we take the time to understand them.

You must anticipate growth, not follow growth. And I will teach you how we have been able to do that at our company.

I am going to teach you to understand the importance and power of demographics. It is the study of the movement of people because it is the movement of people that changes real estate values.

Studying the highway and other infrastructure changes is one of the greatest indicators. It is very easy information to get early on, but it is incredible how many of us do not take advantage of this public information to figure out how changes in infrastructure are going to help us.

Look for positive change. This seems self apparent, but I will show you some examples where people have missed the positive change in their own backyards and across the country. I will teach you how to look for it in the future.

Welcome to my Blog, friends. I want to start by giving you an overview of what you're going to be learning from this blogger. If you master the principles that we're going to be discussing today, you will thank me for it because it's going to arm you with the ability to figure out the probabilities of change in real estate markets around the country.

I am a nationally acclaimed real estate investment expert and the keynote speaker of the RPRT seminars. I speak on investment strategies that have made me the success I am today, covering such topics as: how to use demographics to pinpoint great return areas; avoiding vacancies by giving renters the rental they prefer; anticipating growth areas; and following the creative class and retirement population to the next boom areas.
