I am going to show you how different it is as an investment vehicle.&lt;br /&gt;&lt;br /&gt;The business plan you use when you own real estate is extraordinarily different in terms of the result it brings to you.&lt;br /&gt;&lt;br /&gt;How financing expertise is the third most important thing you need to know in real estate and certainly among the top half dozen.&lt;br /&gt;&lt;br /&gt;How cash flow analysis affects your ability to continue to grow your real estate portfolio. Cash flow, for you folks from California, is something that happens in other parts of the country.&lt;br /&gt;&lt;br /&gt;Tax advantages and how to structure your real estate ownership. It is very important that you get on your team competent legal counsel and accounting advice because the government gives us real estate investors an awful lot of advantages if we take the time to understand them.&lt;br /&gt;&lt;br /&gt;You must anticipate growth, not follow growth. And I will teach you how we have been able to do that at our company.&lt;br /&gt;&lt;br /&gt;I am going to teach you to understand the importance and power of demographics. It is the study of the movement of people because it is the movement of people that changes real estate values.&lt;br /&gt;&lt;br /&gt;Studying the highway and other infrastructure changes is one of the greatest indicators. It is very easy information to get early on, but it is incredible how many of us do not take advantage of this public information to figure out how changes in infrastructure are going to help us.&lt;br /&gt;&lt;br /&gt;Look for positive change. This seems self apparent, but I will show you some examples where people have missed the positive change in their own backyards and across the country.
